What to expect
Read this before the tables.
Four things drive almost every quote we give, and none of them is a secret. If you know these, you can predict your own price within about twenty-five dollars.
How long since the last real clean
Six weeks is a standard clean. Two years is a deep clean. Pricing the second one as the first would be lying to you about how long we are going to be there, and you would find out on the day.
One-time versus recurring
A first visit or a one-off is priced full, and priced as a deep clean. Once we are coming every two weeks the house stays ahead of us, and the per-visit price drops 10 to 15 percent.
Whether the surfaces are clear
We clean, we do not organize. Counters, floors and tables picked up before we arrive can take 30 to 45 minutes off a job, and we would rather you keep that money than pay us to move your mail.

They are built from published Nashville-area rate cards and real quote data, and your final number will land inside them. The regular visit: kitchen, bathrooms, floors, dusting, trash. What most people mean by a house cleaning.

3 bedroom, 2 bath (~1,300–2,000 sq ft)$165 – $225The most common house we quote in Middle Tennessee. Two published Nashville rate cards both put this house at $150 to $225, and the flat-rate outfits book it at $179. Thumbtack's 2026 Nashville data says people actually pay $185 to $324 a visit.
4 bedroom (~2,000–3,000 sq ft)$210 – $300Usually 3 baths and a bonus room. Published Nashville pricing for this square footage is $195 to $300. Add roughly $25 to $40 for each extra full bath past three.
5+ bedroom or 3,000+ sq ft$280 – $425Covers most homes up to about 4,500 sq ft — published rates for that band run $250 to $400. Past 4,500 we walk it or look at photos before we put a number on it.
Airbnb / short-term rental turnover (1–3 BR)$100 – $190Between guests: reset, restock, trash, staged back to listing standard. Nashville turnovers publish at $100 to $130 for a 1BR, $125 to $165 for a 2BR and $150 to $200 for a 3BR. Linens laundered on site adds $20 to $40. Same-day turns are tight, so send us the checkout and check-in times up front.
Small office / commercial, per visit$135 – $275Under about 3,000 sq ft, after-hours, priced on square footage and visits per week rather than by the hour. Fair warning: nobody in Middle Tennessee publishes small-office rates, so unlike every other number on this page this one is our own, not a market check. More time for buildup - baseboards, high dust, inside windows, under what moves. The first visit before recurring service is priced here.

3 bedroom, 2 bath (~1,300–2,000 sq ft)$265 – $385Published Nashville deep cleans on this square footage run $250 to $375, and the flat-rate shops start their deep cleans at $276. If the house hasn't had a professional clean in over a year, expect the top of the range.
4 bedroom (~2,000–3,000 sq ft)$340 – $480Published rates for this size are $325 to $475. It's a full day for two people. We'd rather quote a day than rush it and hand you back a standard clean at a deep clean price.
5+ bedroom or 3,000+ sq ft$425 – $700Published deep cleans run $400 to $600 in the 3,000–4,500 band and $550 to $850+ above that. Multi-visit on the biggest ones — we'll tell you it's a two-day job before you book, not after.
First clean before starting recurring servicePriced as a deep cleanStandard practice everywhere in this market, and it's honest: the first visit takes the longest. After that you're on the recurring rate.
Post-construction / new build first clean$400 – $950Drywall dust, sticker and label removal, window tracks, inside every cabinet. Roughly $0.20 to $0.35 per square foot. Published Nashville post-construction runs $450 to $1,000+ and starts around $526; smaller Wilson County jobs publish from $300. Trash-out and debris haul is quoted separately.
Move-out and move-in cleaning
Empty-home resets for deposits, listings and handoffs. Inside cabinets, oven and fridge are included, not add-ons.

3 bedroom house (~1,300–2,000 sq ft)$300 – $450This is where the market spreads out. A Murfreesboro company that serves this whole area prices move-outs at 15 cents a square foot, which is $195 to $300 on this house; the flat-rate shops start at $279 and $351; the Nashville rate cards say $300 to $600. We land in the middle. Carpet shampoo and exterior windows are separate line items.
4 bedroom (~2,000–3,000 sq ft)$400 – $600Two people, most of a day. Move-outs generally run 10 to 20 percent over the deep clean for the same house, which is exactly how this number is built. Landlord or realtor punch lists welcome — send it over and we'll price against it instead of guessing.
5+ bedroom or 3,000+ sq ft$575 – $900Built the same way: the published deep clean for this size is $550 to $850+, plus the move-out premium. We'll walk anything over 3,500 sq ft before quoting it.
Move-IN clean (before your furniture arrives)Same ranges, often the low endAn empty house someone else already emptied is faster than one you're still emptying. Book it for the day before the truck comes.

Heavy pet hair$25 – $60Published Nashville rate is $20 to $60. Two shedding dogs on upholstery and stairs is real extra time. Tell us up front and it's a line item; find it at the door and it's a schedule problem.

What moves your price
The honest list of what makes a quote go up or down.

- How long it's been since the last real clean. Six weeks is a standard clean. Two years is a deep clean, and pricing it as anything else would be lying to you about how long we'll be there.
- One-time versus recurring. A first visit or a one-off is priced full. Once we're coming every two weeks the house stays ahead of us and the per-visit price drops 10 to 15 percent.
- Pets. Not a surcharge on having a dog — a surcharge on hair in upholstery, on stairs, and in air vents, which is real minutes we have to actually spend.
- Whether the surfaces are clear. We clean, we don't organize. Counters, floors and tables picked up before we arrive can take 30 to 45 minutes off a job, and we'd rather you keep that money.
- Empty versus lived-in, on move-outs. A cleared-out house is the fast version. One still half-packed with a garage full of boxes takes noticeably longer, and we'll say so before we quote it.
- Which town it's in — but less than you'd think. Franklin is the real exception: cleaners there start about 13 percent above Nashville, and the houses are bigger. Murfreesboro reads slightly under Nashville. Lebanon, Mt. Juliet, Hermitage and Hendersonville all price within a couple of percent of Nashville, so we quote them at the Nashville rate rather than invent a gap. Lebanon gets a small break because it's our home base and there's no drive time in it.
- Add-ons you actually asked for. Inside the oven, inside the fridge, interior windows, cabinets. Every one is a published number, and none of them appear on your invoice unless you said yes to them.

Pay after, not before
You pay once the work is done and you have looked at it. If something is not right, tell us within 24 hours and we come back and redo it at no charge.

A deep clean runs roughly 1.6 times a standard clean of the same place, because it takes about that much longer. A 3 bedroom, 2 bath is $265 to $385; a studio or 1 bedroom is $175 to $275; a 4 bedroom is $340 to $480. Published Nashville deep cleans on a 3 bedroom run $250 to $500, so we sit inside that. The first visit before recurring service is always priced as a deep clean.
How much is a move-out clean?
$175 to $265 for a studio or 1 bedroom, $235 to $340 for a 2 bedroom, $300 to $450 for a 3 bedroom house, $400 to $600 for a 4 bedroom. Inside all cabinets and drawers, inside the oven and inside the fridge are included rather than add-ons, because a landlord or a buyer is going to open every one of them. Send us the landlord or realtor checklist and we will price against it.
Do you charge by the hour or a flat price?
Flat price for the job, quoted before cleaning day. Hourly billing means you carry the risk if a house takes longer than expected, and we would rather carry that ourselves. For reference, published hourly rates in this market run $21 to $30 per cleaner, and there are two of us.
Is it cheaper if I book regular cleaning?
Recurring work is cheaper per visit because a house cleaned every two weeks never gets as dirty as one cleaned twice a year — less time on site, so less money. This is the best-documented number on the page, because for once the whole market agrees. Two published Nashville rate cards say weekly saves 15 to 20 percent, bi-weekly 10 to 15, monthly 5 to 10. A Murfreesboro company that also serves Nashville and Mt. Juliet publishes a flat 15 / 10 / 5. A flat-rate outfit covering Franklin and Murfreesboro publishes 10 to 15 percent. We price in that same band. On a $200 three-bedroom standard clean that's roughly $160 to $170 a visit weekly, $170 to $180 bi-weekly, and $180 to $190 monthly. Two things to know going in: the first visit is priced as a deep clean regardless of frequency, and there's no contract — if you want to stop or skip a week, you say so and we stop.
Why are these ranges and not one price?
Because we have not seen your house. A 3 bedroom with 3.5 bathrooms and two shedding dogs is genuinely more work than a 3 bedroom with 2 baths and no pets, and quoting both at one number would mean overcharging one of you. Tell us the size, the bathroom count and roughly how long since the last real clean and we will narrow the range to an actual number, usually on the phone.
Do you charge different prices in different towns?
Mostly no. Franklin is the one place we quote higher, and only because cleaner pay in Williamson County genuinely runs about 13 percent above Nashville. Lebanon is about 5 percent under, because it is our home base and there is no drive time built into the number. Nashville, Mt. Juliet, Hermitage and Hendersonville are all the same rate, and Murfreesboro sits slightly under Nashville.
Why publish prices at all when nobody else does?
Because the first thing most people want to know before hiring a cleaner is what it costs, and in this market almost every company answers that with a quote form. We would rather you know before you call whether we are in your budget. If we are not the right fit on price, that is a five-minute conversation instead of a wasted appointment for both of us.
Is the quote the final price?
Yes, unless what we find is different from what you described. If we arrive and the job is meaningfully bigger than the scope we quoted, we tell you before we start and you decide. We do not add charges to an invoice after the fact.
