What actually has to happen after the trades leave.

Tell us which stage you are at and who is walking the house next. A rough clean between trades, a final clean before the builder walkthrough, and a first-occupancy clean before the furniture arrives are three different jobs with three different price tags, and mixing them up is how a clean gets scoped wrong.

Rough clean, final clean, or first-occupancy clean

A rough clean happens between trades: gross debris out of the rooms, floors swept, surfaces knocked down so the next crew can work. The final clean is the one before the builder walkthrough, where every surface, sill, and fixture is wiped and the floors are done last. The first-occupancy clean is what a homeowner books after closing, when the house has sat empty for two weeks and the settled dust came back. Say which one you need and we will quote that one.

Dust that keeps coming back

Drywall and joint-compound dust is fine enough to sit in the air for hours, then land again after you have already wiped. It gets on top of door casings, in the ceiling fan blades, inside can lights, on the top edge of the baseboards, and in the HVAC return grilles where the system pulled it. We work top to bottom, then come back through the same rooms for a second pass on the horizontal surfaces before we touch the floors. Heavy jobs sometimes need us back a day or two later, and we will tell you up front if we think yours is one.

Stickers, paint fleck, and grout haze

New windows, new appliances, new tubs, and new glass shower doors all show up wearing labels and adhesive. Painters leave flecks on the hardware, the outlets, the window glass, and the tile. Tile setters leave a film of grout haze that looks like a dirty floor until it is taken off correctly. We remove labels and adhesive, scrape and wipe paint spots off glass and hard finishes, and clear grout haze on tile, and we tell you where a finish is too soft to take a blade so nothing gets scratched.

Inside cabinets and drawers before anything goes in

This is the part people skip and regret. Cabinet boxes, drawers, pantry shelves, linen closets, and vanity interiors collect a layer of sanding dust and sawdust while the house is open, and once the dishes and towels go in, it stays there for years. We vacuum and wipe out cabinet and drawer interiors, closet shelving, and the tops of upper cabinets while the house is still empty.

Window tracks, sills, and light fixtures

Window tracks on a new build hold construction grit, caulk crumbs, and cut-off pieces of shim. We vacuum the tracks out before wiping so we are not making mud in the channel, then do sills, frames, and interior glass. Light fixtures, fan blades, vent covers, and HVAC return grilles get pulled down or wiped in place depending on the fixture, since dust sitting in a return goes right back into the house the first time the system runs.

We look at condition, not just size

Photos of the worst rooms are usually enough. A 2,400 square foot house that had one bathroom redone is a different job than a 2,400 square foot house that was gutted, and the price follows the dust, not the floor plan. We quote an estimate range and tell you what would push it to the top or bottom of it.

Top down, floors last, second pass on the flat surfaces

Fixtures, fans, and high ledges first, then cabinets and drawers, then windows and tracks, then the horizontal surfaces get a second wipe once the airborne dust settles. Floors are vacuumed and mopped at the end so we are not tracking grit back over finished work.

How much does post construction cleaning cost in Nashville?

For a house, most jobs land between $450 and $1,300. Industry cost guides put post-construction cleaning around $0.15 to $0.60 per square foot, and heavy-dust jobs run higher, so a lightly renovated 1,500 square foot home sits near the bottom of that range and a dusty 3,000 square foot new build sits at the top. Those are estimate ranges. We give you a range before we start and a firm price once we have actually seen the condition.

What does it cost to clean up after a kitchen or bathroom remodel?

A single remodeled bathroom or bedroom is usually $150 to $300, which reflects our minimum for sending a crew out for the day. A kitchen remodel typically runs $300 to $600, because the dust travels into the adjoining rooms and the cabinet and drawer interiors all have to be cleaned out before anything gets put back. Do you charge by the square foot or by the job?

By the job, based on condition. Square footage sets the starting point, but two houses the same size can be twice apart in price depending on how much drywall sanding happened, how long the house sat open, and whether the floors are tile, hardwood, or carpet. We would rather look at it and quote it than sell you a tier that does not match your house.

Do you haul away construction debris?

No. We are a cleaning crew, not a debris service. We do not load dumpsters, carry out lumber, drywall scrap, cabinet crates, or old fixtures, and we do not handle hazardous material like lead paint, asbestos, or mold remediation. Have the contractor pull the debris out first and we will handle everything after that.

How soon after construction should the cleaning happen?

After the last dusty trade is finished and before the flooring is protected or the furniture arrives. If painters or floor finishers are still coming back, book a rough clean now and the final clean after. Cleaning too early means paying twice.

Can you clean the HVAC ducts?

We clean what we can reach: vent covers, return grilles, and the dust around registers. The inside of the duct runs needs a duct-cleaning company with the right equipment, and on a house that had heavy drywall work it is worth having done. We will tell you if it looks like you need it.

Do you do post-renovation cleaning on houses people are still living in?

Yes. A remodel in an occupied house spreads dust into rooms nobody worked in, so we clean the project area and the rooms it drifted into, and we work around your furniture instead of asking you to move out.

Do you work with builders and contractors?

Yes, and we want that work. We are a two-person mom-and-son crew, so we take one house at a time rather than a whole subdivision on the same day. Tell us your typical size and finish level and we will set a per-house estimate range you can put in a bid. We are insured and bonded.
