What to expect

What a turnover actually involves

A turnover is not a house cleaning with a different name. The house is empty and the clock is running, the next guest is going to photograph anything we miss, and half the job is resetting the unit to the exact state your listing photos show. Here is what we do between one guest leaving and the next one arriving.

Linens stripped, laundered or swapped, and beds remade

Every bed gets stripped down to the mattress protector, and we look at the mattress and protector while it is bare so a stain or a tear does not become the next guest's complaint. If you keep par sets on site we swap fresh ones on and run the dirty load; if you use a linen service we bag and stage the dirty sets where your service picks up. Beds get remade tight with the same fold and pillow arrangement your listing photos show, and bath towels get hung the same way every time.

Consumables restocked and counted

Toilet paper, paper towels, hand soap, dish soap, dishwasher pods, trash bags, coffee and filters, shampoo and conditioner if you stock them. We restock from whatever you keep in the owner closet and we tell you what we pulled and what is running low, so you are not finding out from a guest at 9pm that there was one roll left. If you would rather we buy and carry supplies, that gets quoted separately per turn.

Kitchen and bathroom reset to guest-ready

Fridge emptied of leftovers and wiped, freezer checked, microwave and oven interiors wiped, coffee maker rinsed and the basket emptied, dishwasher run or emptied, sink and disposal cleared, counters and cabinet fronts wiped. Bathrooms get the toilet done inside and out including the base and behind it, shower and tub scrubbed with attention to grout and glass, mirrors done streak-free, hair pulled out of drains and off the floor along baseboards where it collects.

Damage and missing-item reporting with photos

We check for broken glassware, burn marks, stains on upholstery and rugs, wall scuffs, missing towels or remotes or hair dryers, and anything obviously off. You get photos with the message, sent the same day we clean, so you have dated documentation while the guest's stay is still recent. We flag it and photograph it; the decision about whether to file anything is yours.

Trash, recycling, and the building's schedule

Interior trash and recycling get pulled, bins get relined, and everything goes out on the schedule your building or your street actually uses, not whenever we happen to be there. In a downtown or Gulch building that means the chute or the bin room on the floor you tell us; in East Nashville or Donelson it means the correct curb night or holding it in the garage until the night before. Ashtrays and outdoor cans on porches and rooftop decks get emptied too.

Walk the unit once with you first

Before the first paid turn we go through the property with you, or on a video call if you are out of state, and write down the things nobody could guess: where the owner closet is, how the beds get made, which towels are guest towels and which are pool towels, the door code, the parking spot, the trash night, and how you want the staging to look. That list becomes the checklist we clean to every time.

You send the calendar, we lock the turns

Send us your checkout and check-in dates however you keep them, a shared calendar, a screenshot, or a text. We schedule turns in advance around that calendar rather than promising an always-on slot we cannot honestly hold, so you know before the guest books whether we have your window. If a booking lands late or a guest extends, tell us and we will look at the calendar and give you a straight yes or no.

We clean the turn to your checklist

Linens, kitchen, bathrooms, floors, high-touch items like remotes, switches and door handles, then restock, then staging. Last thing we do is walk it like a guest walking in the door: lights on and off, locks working, the entry table set the way you like it, and the thermostat where you want it before arrival.

Photos and a short report before we leave

You get room photos, a note of anything damaged or missing, and a supply list of what we restocked and what is getting low, sent the same day. If something in the unit needs a plumber, a handyman or a new mattress protector, you hear it from us with a picture attached instead of from a review.

How much does Airbnb cleaning cost in Nashville?

Most Nashville turnovers land between $85 and $200 per turn depending on unit size, with studios and one-bedrooms at the low end and three-bedroom houses at the high end; four and five-bedroom group houses run higher and get quoted after a walkthrough. Laundering linens on site typically adds $15 to $55 per turn, and restocking consumables adds $15 to $30. Those are ranges based on what this market charges, not a quote. How much should I charge guests for a cleaning fee?

Hosts commonly set the guest-facing cleaning fee at or slightly above what the turn costs them, which in Nashville usually means somewhere in the $110 to $165 band for a two-bedroom. Guests see the total price, so setting the fee far above your actual cost tends to cost you bookings and shows up in reviews; setting it below means every booking eats into your nightly rate. Once we quote your turn you will know the real number to build the fee around.

Can you do a same-day turnover between checkout and check-in?

Yes, that is the normal case, and it is what we schedule around. What we will not do is promise a guaranteed same-day slot or 24/7 availability before we have your dates, because a turnover we cannot actually reach on time is worse for you than a no. Send the calendar, and we will confirm which windows we can hold. Tight windows and late checkouts get discussed up front, not discovered at 3pm.

Do you wash the sheets and towels, or do I need a linen service?

Either way works. If you keep two or three sets per bed we can swap fresh ones on and run the dirty load, which is the more reliable setup for back-to-back bookings because a wash-dry cycle will not hold up your check-in. If you only have one set we can launder on site, but that stretches the turn and needs a wider window. If you use an off-site linen service we bag and stage the dirty sets for pickup.

What happens if a guest leaves damage or takes something?

We photograph it and send it to you the same day with a note of what it is and where. That gives you dated documentation while the reservation is still recent, which is the kind of evidence Airbnb's resolution center asks hosts for. We do not file claims on your behalf or contact your guests; you decide what to do with it.

Do you restock supplies, or do I have to keep the closet full?

We restock from what you keep in the owner closet and tell you what is running low so you can order ahead. If you would rather not manage that at all, we can buy and carry consumables for you and add it to the turn, quoted per unit since a four-bedroom party house burns through paper goods faster than a studio.

What areas around Nashville do you cover?

We are based in Lebanon and cover Nashville, Mt. Juliet, Hermitage, Donelson, Hendersonville, Murfreesboro and Franklin. Downtown, the Gulch, East Nashville, Germantown and 12South are all in range. Franklin and Murfreesboro are a longer drive for us, so tight same-day windows out there depend on what else is on the calendar that day. If you are outside that list, call and ask; we will tell you straight whether we can reliably make your check-in windows.

What if the next guest complains about the cleaning?

Tell us within 24 hours and we come back and redo it at no charge. No argument, no runaround. We are insured and bonded, and on a short-term rental a cleaning miss costs you a review, so we would rather drive back out than have it sit in your listing.
