We are a mom-and-son crew out of Lebanon, and we clean small workplaces across Middle Tennessee: offices, salons, studios, churches, small shops, and clinic front-of-house. The work we do best is 500 to 5,000 square feet, cleaned after you close or on a set weekly night, by the same two people every time. We are not a national janitorial contractor and we do not pretend to be one, which is exactly why a 1,800 square foot suite gets our full attention instead of being the smallest stop on a route.

What a regular office visit covers

Every account gets a written task list before the first visit, built off the walkthrough, so nobody is guessing about what got done. The list below is the shape most small offices end up with.

Restrooms and the break room get done first

These are the two rooms your people and your visitors actually judge you on, so we do them before we are tired. Toilets, urinals, sinks, mirrors, fixtures, partitions and floors in the restrooms; paper towels, toilet paper and hand soap restocked from your supply closet. In the break room we wipe counters and tables, clean the sink, do the microwave inside and out, wipe the fridge front and handle, and run the dishwasher if somebody loaded it and walked away.

Trash, recycling, entry glass and floors

Every desk can, kitchen can and restroom can gets emptied and re-lined each visit, bagged, and carried out to your dumpster or curb bin. Recycling goes to the right container, and we break down any boxes you leave stacked flat. Glass entry doors and side lights get wiped at hand height where the fingerprints actually are, entry mats get pulled and vacuumed under, carpet gets vacuumed, and hard floors get dust mopped and damp mopped.

We clean around your papers, not through them

Nothing on a desk gets moved, restacked, straightened or thrown away. We dust and wipe the open surface, the monitor stand, the phone and the keyboard if you ask for it, and we work around whatever is sitting there. If a desk is covered, that desk gets its edges and its trash can and nothing else. Same rule for conference tables mid-project and for anything with a sticky note on it.

After-hours access, keys and the same two faces

Most of our office accounts get cleaned after close or early morning, so you never see us working. We can hold a key or a lockbox code and an alarm code, we lock and arm on the way out, and we will text you that the building is closed up if you want that. It is the same two people every single visit, which is the only way key and code access is worth doing for a business your size. If something got missed, tell us and we come back and redo it within 24 hours.

What we do not take on

No floor stripping, waxing or high-speed buffing, and no commercial carpet extraction on tile-and-VCT-heavy buildings. No medical or biohazard waste of any kind, which means no sharps containers, no red bag, and no exam room or treatment room turnover; we clean the waiting room, front desk, hallways, restrooms and break room only. No industrial plants, warehouses or post-industrial sites, no construction debris hauling, and no exterior or upper-floor window work. If your job needs one of those, tell us and we will say so on the walkthrough instead of after we have the key.

Reach us at (615) 257-6177 and we set a walkthrough at your place at a time that works for you. We measure roughly, count restrooms and break rooms, look at your floor types, and ask what has actually been bothering you about the last cleaner.

You get a written per-visit price and task list

One number per visit, plus the exact task list for that number, in writing before anybody starts. Everything you see on this page is an estimate range; the number that counts comes from standing in your building. If you want us in three nights a week instead of one, we price both so you can see what the frequency does to the per-visit number.

First visit is a catch-up clean

The first time in usually runs one and a half to two times a regular visit, because baseboards, vents, blinds, the inside of the microwave and the grout by the urinal have not been touched in a while. After that first visit the price drops to the regular rate and stays there.

We settle into your rhythm and adjust it

After three or four visits we check in about what should move on the list: more attention on the lobby glass, less on the storage room, blinds on a monthly rotation instead of weekly. Month to month, no long contract, two weeks notice to stop.

How much does office cleaning cost in Nashville?

Commercial cleaning in the Nashville market generally runs about $0.10 to $0.30 per square foot per visit, and most companies here quote small offices starting around $150 to $200 a visit. Small spaces cost more per square foot than big ones, so for the sizes we take, expect most visits to land between $95 and $450 depending on square footage, restroom count and frequency. Those are estimate ranges, not a quote; the real number comes from a walkthrough.

How much is weekly cleaning for a 2,000 square foot office?

A 2,000 square foot office with one or two restrooms and a break room usually estimates out around $190 to $240 per visit on a weekly schedule, which is roughly $760 to $1,200 a month depending on whether the month has four or five visits. Heavy carpet, a second restroom, or a kitchen that gets used hard every day pushes it toward the top of that range.

Do you clean after hours so you are not in our way?

Yes, and that is how most of our office accounts run. We work after you close, on a weekend, or early morning before staff arrives. We can hold a key or lockbox code and an alarm code, and we lock up and arm the system when we leave.

Do you strip and wax floors?

No. Floor stripping, waxing and high-speed buffing are not something we do, and we would rather tell you up front than do it badly. We dust mop, damp mop and vacuum on a regular schedule, which keeps most small-office floors looking right between whatever floor contractor you use for refinishing.

Can you clean a medical or dental office?

We clean the front of the house only: waiting room, reception desk, hallways, staff break room and restrooms. We do not handle sharps, red-bag or any regulated medical waste, and we do not turn over exam or treatment rooms. Those need a contractor set up for it.

Will it be the same cleaners every visit?

Yes. It is the two of us, a mother and son, on your building every time. Nobody rotates through with your key and your alarm code, and you are not re-explaining the conference room to a new face every month.

Do we have to sign a long contract?

No. Office accounts are month to month with two weeks notice either direction. We would rather keep the work by showing up right than by locking you into a year.

Do you bring your own supplies and equipment?

We bring our own vacuums, mops, cloths and cleaning products. Consumables like toilet paper, paper towels, hand soap and can liners come out of your supply closet, and we tell you when you are running low. If you would rather we buy them, we pick them up and add the receipt to your invoice at cost.
